Inspection Day |

Preparing the Property for Inspection: The property being inspected should be clean and free of any obstruction. If empty make sure the power is on and all pilot lights are lit. (I can not light pilot lights). Easy access to attics and all crawl spaces is required for a complete inspection. When I arrive for the inspection I will start on the exterior of the property. My review will include the general grade of the land, drainage, walk ways and drive ways, the foundation, decks and porches, outer doors and windows, soffitts and fascia boards, roof and chimney, vent pipes, sky lights, leaders and gutters, exterior a/c, plumbing fixtures, electrical outlets and the outer covering of the walls. Once complete I will move to the inner main floor where I will inspect the walls, floors and ceilings, doors, windows, fans, appliances, plumbing, electrical, bathrooms, fire places, ventilation, heat and a/c systems. I will report on but not inspect alarm and smoke detectors. Main floor complete I will move to the second and/or third floors( if applicable) and inspect the same as above. The next point of inspection will be the attic where I will review the inner roof and structure, insulation and ventilation, electrical and plumbing, a/c handler and ducts (if applicable) and look for any visible water leaks if accessible. Finally I will inspect the basement, its foundation, floor, plumbing, electrical, heat and hot water systems, water main, main power source, windows, and supports to the main floor. The inspection now complete I will review my findings, answer any questions you may have and print out a computer generated easy to read report with pictures for you to keep. |
